When Resurfacing Is the Right Call

Plenty of Coast homes have concrete that has done twenty or thirty years of service and simply looks its age: a faded driveway at Maroochydore, a stained pool surround at Nambour, a path that has gone patchy at Kings Beach. The slab itself is often perfectly sound. It has not dropped, it is not riddled with wide moving cracks, it just looks tired. That is exactly the situation resurfacing is built for.

A resurfacing overlay is a thin, purpose-made cement layer that bonds to the top of your existing concrete. Done properly it is not the same as slapping a bit of fresh concrete over the old, which never grips and lifts within a season. A genuine overlay system uses bonding agents and polymer-modified toppings designed to key into the slab and stay there, and it can be coloured, stencilled, stamped or given a fresh trowelled finish. The result looks like new concrete but you have kept the base, the levels and the drainage you already had, which is a big part of why it costs less and takes less time.

The one thing resurfacing cannot do is fix a structural problem. If the slab has dropped on one side because the ground moved, if it has wide cracks that open and close with the seasons, or if it is spalling badly from years of salt exposure near the water, an overlay will only follow the problem underneath. In those cases replacement is the honest answer, and a good concreter will tell you so rather than take the easy sale.

How Resurfacing Is Done

Assess and prepare

The first step is a proper look at the slab. The concreter checks whether it is structurally sound, whether the cracks are stable hairlines or active movement, and how well an overlay will bond to what is there. Near the water at Golden Beach, Coolum Beach or Peregian they will also check for salt-related spalling, because a surface that is flaking from within needs different treatment to one that is just dirty and faded.

Prep is most of the job. The surface is cleaned back, usually by grinding or high-pressure cleaning, to remove old sealers, coatings, oil and loose material so the overlay can grip. Stable cracks are dealt with, and control joints in the old slab are honoured in the new surface so they do not telegraph through and crack the overlay in the wrong spot.

Apply the overlay and finish

Once the slab is prepared and a bonding coat is down, the overlay goes on. Depending on the finish you have chosen it can be a thin trowelled topping, a sprayed or stencilled coat with a pattern, or a stamped and coloured surface that mimics pavers, tile or stone. This is where you get to change the look completely: a plain grey driveway can come back as a coloured, patterned surface that suits the house.

The finished overlay is then sealed, which matters even more on the Coast than inland. The sealer locks in the colour, makes the surface easy to hose down, and adds a layer of protection against salt, sun and pool splash. As with any coastal concrete, that sealer is topped up every few years to keep the surface looking fresh and doing its job.

Resurface or Replace

The right choice comes down to the state of the slab, not just how it looks. As a rough guide:

Resurface if the slab is structurally sound, sitting at the right level, and the cracking is limited to stable hairlines. Tired, stained, faded or dated concrete is the classic resurfacing candidate.
Replace if the slab has dropped or lifted, has wide cracks that move with the seasons, or is spalling deeply from salt attack near the water. An overlay over a moving slab just moves with it.
Get it checked either way. The difference between the two is not always obvious from a photo, and the wrong call is expensive. A concreter needs to stand on it, look at the cracks and check the levels.

Can you resurface my old concrete instead of replacing it?

Often yes. If the existing slab is structurally sound and not badly cracked or moving, a bonded overlay renews the surface for less cost and less disruption than demolition and a new pour. If the slab has dropped or has wide moving cracks, replacement is usually the better call. A concreter needs to look at it to tell you which.

How long does a resurfacing overlay last?

A properly prepared and applied overlay bonds as part of the slab and lasts for years. On the Coast the main upkeep is the sealer, which gets topped up every few years to protect the surface from salt, sun and pool splash. Skipping the prep is the usual reason an overlay fails early, which is why the surface preparation is most of the job.

Will the old cracks come back through the new surface?

Stable hairline cracks can be managed, and control joints in the old slab are carried through into the overlay so movement has somewhere to go. Active cracks from a slab that is moving will eventually show through any surface, which is exactly why the slab is assessed first. If the movement is structural, resurfacing is not the right fix.

Can resurfacing be coloured or patterned?

Does salt near the water affect a resurfaced slab?

The overlay itself is a coastal-suitable topping, and sealing protects it. The bigger salt issue is the slab underneath: if the original concrete is spalling from salt attack because the steel is rusting, that is a sign the base has a problem an overlay will not cure. A concreter will check the condition of the existing slab before recommending resurfacing.
