Why Polished Concrete Suits Coast Living

Spend a summer in a Coast home and you understand why polished concrete has caught on here. Sand comes in on feet, towels and the dog no matter how careful anyone is, and on a timber or carpeted floor that grit does damage over the years. On polished concrete it just sweeps or vacuums away, and the floor barely notices. It pairs well with the way a lot of Coast homes are built too. There are two quite different ways to get a polished-looking floor, and they cost different amounts and give different results. Knowing which one you actually want is the first real decision, so it is worth understanding the difference before you get quotes.

Grind and Seal or Full Polish

Grind and seal

This is the more affordable option and it is what a lot of people picture when they say polished concrete. The floor is ground back a little to open up the surface and even it out, then a topical sealer is rolled or sprayed on to give the sheen and protect it. The look ranges from matte to gloss depending on the sealer, and because it is only a light grind you can choose how much of the stone in the slab shows through, from almost none to a light salt-and-pepper.

Grind and seal goes well over an existing slab in a renovation, and it is quicker and less disruptive than a full polish. The trade-off is the sealer sits on top of the concrete, so it wears at the surface over time and gets refreshed down the track, particularly in high-traffic paths through the house.

Full mechanical polish

A full mechanical polish is a longer, more involved process. The floor is worked through a series of progressively finer diamond grits, and a densifier is applied that hardens the concrete itself. The shine comes from the concrete, not a coating on top, so it wears as part of the floor rather than as a layer that rubs off. You can grind deeper to expose more of the aggregate for a terrazzo-like stone finish, or keep it shallow for a smoother, more uniform surface. It is the harder-wearing option and the one that suits a floor you want to last the life of the house.

Which one is right depends on your slab, your budget and the look you are after. If you are pouring a new slab, tell your concreter early that it is going to be polished, because the finishing of the fresh pour and where the penetrations and joints land all matter to how the final floor turns out.

What Affects the Result

Polished concrete is honest. It shows exactly what is in the slab, so a few things drive how your floor ends up looking and what it costs:

New slab or existing. A new slab poured with polishing in mind gives the most control. An existing slab in an older Coast home can be polished, but what is in it, cracks, patches, old glue and past repairs, all shows up and shapes the result.
How much aggregate you want to see. A deeper grind exposes more stone and takes more work. A shallow grind keeps a smoother, more even surface.
Sheen level. Matte, satin or high gloss are all achievable and each reads differently in a light-filled Coast living area.
Slab condition. Cracks and moisture in the slab need to be dealt with first. Homes on low ground near the Maroochy River or the canal estates can carry slab moisture that has to be checked before a coating goes down.
Area and access. A clear open floor is faster than a house full of kickboards, fixed cabinetry and tight rooms to work around.
